    Chapter One

    The thick swirls of dust rose off every surface of the abandoned site and made me feel like an archeologist trudging through ancient ruins. On the first floor, there was no breeze to blow the crud away. From the second floor, I could see the university grounds across the street. On the third floor, the city streets spread out around me. It wasn’t the tallest structure in town but it had character. A group of developers had started converting the old warehouse into lofts but had to walk away before it was habitable.

    What do yo think? Asked Rafferty.

    I think it’s a dump, But it has potential.

    Jason laughed and said, Yeah, it is and it does. The plan was to build ten retail spaces on the ground floor and residential units on the floors above them. There was an elevator installed. They planned to finish out the courtyard, a gym, and a few other amenities for the tenants.

    What about parking ? I asked.

    There’s space for retail parking on the street and residents can park underground. The elevator extends into the underground parking and the mechanical level below. The sub-basement is designated to be a storm shelter.

    There was a vacant lot on the one side of the building, away from the campus. Is there any chance of developing the underground level for retail if we turned that into parking? I wondered.

    Rafferty said, You’d need to run utilities and that would cost a fortune since the foundation and rough in is already done.

    Too bad. I shrugged and said. It was a long shot, but I had to ask. Setting up a retail like the Underground Atlanta would be cool.

    It would, but they didn’t put the infrastructure in.

    What about using the garage for geothermal heat and cooling?

    That might be doable. But you need to find someone who has experience with systems like that, he told me. I don’t know anyone who does.

    I climbed onto the roof and looked around. The wind was crisp and chilled my ears quickly. I’d like to get it if I can make a sustainable structure. A wind turbine, solar cells for power, rain water collection off the roof, and a lot more.
