CHAPTER ONE

TYPES AND CATEGORIES OF TENANTS

We shall start by asking the question, who is a tenant? By definition, a tenant is a person who pays rent for the use of land, a building, a room etc. A tenant is therefore not the owner of space, apartment or house he or she occupies. The owner of such property is called Landlord if a man and Landlady if she is a woman. Such tenant goes into tenancy agreement with the Landlord or Landlady.

Tenancy agreement is a vital document signed by a tenant as soon as he packs into a house. It is an agreement paper or instrument that spells out rules and regulations that guide the relationships between a tenant and a Landlord or Landlady. A lawyer standing on behalf of the Landlord drafts the tenancy agreement.

The following are most of the rules always found in a tenancy agreement.

From research it was gathered that tenants fall into different classes and categories. Such classes and categories shall be discussed fully as follows.

PAY AS YOU EARN TENANTS: This type of tenant is the most common among classes of tenants today. They are so called because they pay their rent as soon as it is due. Either monthly, quarterly, half yearly or annually depending on agreement reached with the Landlord. In most cities and towns rents are payable on annual basis while monthly rent system are adopted in hinterland towns and villages. As soon as tenants pack into the house, he or she signs a document called tenancy agreement.

EXECUTIVE TENANTS: These are tenants that doesn't pay rents directly to Landlords but live freely in such house. They are non-governmental staff and are executives of companies e.g. Directors, Chief Executive Officers, Senior Managers or workers of company's organization. Such executives have house helps that equally enjoy free stay as does their boss.

Many companies provide staff quarters within the company premises or build one outside the company premises for workers. This is a good step if it has no hidden agenda. I said so because there are cases of chairmen of companies providing accommodations for their staff only to learn later that such staff have been drafted into one cult or the other. When a worker refuse to join such cult, which they call 'club' then he is in for it. It will be attack upon attacks. There was a case of a brother who was doing fine in his company in Lagos but fell victim of this type of situation when he applied through newspaper for a higher position of Chief Accountant in a popular one man business in the Eastern part of Nigeria. Definitely most of this so called big time business men in our society today belongs to one cult or the other not minding if, such person is from western part, Eastern part or Northern part of the country.

When this man eventually succeeded in getting this juicy position, he was given a flat in the house his chairman lived. To his surprise, three months after packing in, he started noticing visible marks in his body anytime he wakes in the morning. He was still nursing this in mind, when he noticed that anytime he is in his bedroom or in the bathroom, he will hear noise, footsteps and discussions going on in his sitting room while his entrance door was under lock and key.

He said if he rushed out and says Who are you? Such discussion will stop. It was then that he suspected existence of evil visitors or strangers in his apartment. To his uttermost surprise, despite the fact that he is earning far better than what he was earning earlier, he could not continue-with his personal building project which he embarked upon before he left to East.

At last this man was introduced to one of Mountain of Fire and Miracles Ministries (M.F.M.) branch in the East for deliverance. After going through it, the voice of evil visitors in his apartment stopped while evil marks in his body seized. But one thing happened, which surprised this man, as he was praying fire prayers in his flat one night. His boss (the chairman) who never visited him since he packed in came knocking at his door at about 2 0' Clock in the midnight. He asked who the person is, and the chairman answered. He opened the door but to his amazement his boss did not say two things but utter the word. "I am here to introduce you to my club, sign this paper as one of our members". A blank paper was then tendered to him for signatory. He refused to sign it by replying that he is a Christian and he is not ready to join any club whatsoever. This infuriated his boss who left in annoyance and promised to deal with him.

This man rushed to church the following day and relate everything to his Pastor, who later gave him hot fire prayer points to use until he is able to secure better alternative job. Not quite long this young man was let loose from the den of Lion called free accommodation. Not quite long he secured a better job. Praise the Lord. Halleluiah.
