Dr. Joyce Starr
Dr. Starr has authored twenty-five books - eight on your condo & HOA rights - including: Defend Your Condo & Homeowner Rights, Condo Mold, Condo Owners Versus Condo Renters and Smoke Free Condos. She won a landmark condominium rights case against her Board in 2006. As Board treasurer in 2011, she saved her Association over $50,000 by renegotiating a $1.7 million assessment loan for both mold remediation and balcony restoration, and she led a groundbreaking effort to ban smoking in condo units in 2012. Dr. Starr also undertook a two-year campaign to stop the use of Roundup on community property. With 18 members voting, she won by a single critical vote in 2020.

1.Be Prepared
Aformer homeowner told me, When purchasing our condo, we assumed we would face water damage and mold at some point, whether from broken condo water pipes or from an upstairs neighbor who has yet to renovate his unit. We were psychologically prepared.
Unfortunately, few condo owners are psychologically or financially prepared to deal with water damage and the toxic mold that often follows.
What are your insurance and reimbursement options when water leaks from a neighbor's unit—or from a rooftop boiler, AC system or internal condo pipes—result in toxic mold growth in your unit? This work provides answers and action steps, including a sample letter that can be sent to your neighbor or to the condo board. Chapters 5 and 6 include an attorney's opinion on preventive steps that should be taken by your board of directors.

I've suffered water damage and mold in/behind my kitchen ceiling, cabinets and walls, living room ceiling, bathroom shower ceiling/walls, and in an AC/water boiler closet. The various causes included: burst pipes in our condominium walls; a water boiler leak on the condo roof; an upstair's neighbor's cracked shower pan and a leak in an upstair's neighbor's AC unit. My costs, over and above insurance and owner reimbursements, have easily exceeded $10,000. I stopped counting at some point.
My goal: to save you countless hours searching for solutions; lessen your stress and hopefully reduce your expenses. Most of all, I hope to spare you the heartache that flows with the water. Be aware and prepared!
