CHAPTER ONE: A PROPERTY SOURCING BUSINESS AND SOURCING AGENTS
A property sourcing business, or operating as a sourcing agent, can be a lucrative opportunity for a property investor, either as a primary strategy or a complimentary strategy.
A sourcing business or a sourcing agent is similar to an estate agent. However, a sourcing agent works on behalf of the buyer looking for and negotiating the best property investment opportunities.
Think about traditional high street estate agents. They sell properties from a range of different vendors that will include owner occupiers, landlords, property developers etc. The vendors selling those properties will each have individual circumstances and requirements on price, timeline and conditions for a sale of their own property. The majority of vendors selling through estate agents will be in generally strong positions or in situations where they need to sell at a price that is very much in line with the property market generally. A much smaller proportion of properties listed with estate agents will be ideal investment opportunities.
Contrasting the estate agent with the sourcing agent, the sourcing agent seeks out property deals that have an investment angle. The properties a sourcing agent presents to their investor clients might be available at a large discount, have opportunities to add substantial value through re-development or refurbishment, or may have exceptionally high yields. The sourcing agent will need to keep the purchaser’s interests front and centre in assessing deals. Dealing with investment buyers, the sourcing agent will need to make sure there is a genuine money making opportunity within the deal. Think of the sourcing agent as an estate agent working for the buyer.
