    What is below market value (BMV) property?

    Below market value property is houses and flats that are for sale below the value on the open market. The market value would be what the property would sell for through normal channels like estate agents.

    The Royal Institute of Chartered Surveyors (RICS) defines market value as the estimated amount for which a property should exchange on the date of valuation between a willing buyer and a willing seller in arm’s-length transaction after property marketing wherein the parties had each acted knowledgeably, prudently and without compulsion.

    Valuing the property involves comparing with other properties in the area and the level of demand which we will cover later in this guide. It is important to know that there are below market value properties that can make you a profit and there are also below market value properties that are money-pits that will cost you a lot to rectify and therefore are bought at the true value.

    Investors and dealers can use various marketing techniques to source property in local areas for considerably less than the market value. Anyone looking for below market value will be aiming for a substantial discount, typically 20-25 percent BMV. There are professionals who can achieve more than this but it is rare.
