That's what Lease Options can give you the power to do. It is one of the lowest cost ways of adding a property to your portfolio.
A Lease Option is a type of contract that allows you to lease or rent a property from someone for a set period of time with the option, but not the obligation, to purchase at the end of the term. It gives you what Donald Trump calls 'control' - which in many ways is more powerful than ownership.
Types of Lease Options
Lease Options is an umbrella title covering: Purchase Options (where you are buying property from a vendor) & Sale Options (where you are selling your property to a buyer).
A Lease gives you the right to rent out the property. An Option gives you the right, but not the obligation, to buy.
A Purchase Option is often short-term and grants the holder the freedom to buy the property at an agreed price within a specified period of time.
A Lease Option is a Purchase Option with the added freedom for the holder to lease or use the property during the Option period.
Put simply, Options are written agreements that give the holder choice or freedom. Depending on the wording in the document, the owner gives exclusive freedom to buy, use or sell the property, or a combination of these freedoms. If the buyer chooses to buy whilst the Option is in place, the seller must sell. That is the essence of an Option.
