These properties can be called mixed-use buildings, warehouses, apartment buildings, industrial buildings, office, and retail spaces.

    If you want to know how to invest in this type of real estate, there are some things you need to do including due diligence and market research before ever thinking about buying. There are many benefits that are associated with owning commercial real estate.

    Owning commercial real estate is rewarding both financially and personally. For most investors, their main objective is for security and wealth. Others use it for increased diversity on their investment and tax benefits. The first step is knowing what benefits they offer and how they can benefit you.

    A commercial real estate owner has access to these benefits:

    Higher Income: The main benefit of owning commercial real estate is large potential income. Commercial properties have a better return on investment that averages about 12 percent. Single-family properties give around four percent. Commercial properties have lower vacancy risks since properties have many units. Lease contracts are longer than residential properties.

    Cash Flow: Commercial properties give a consistent stream of income. With longer leases than residential rentals, this allows a steady, reliable income each month. Commercial properties have more than one unit, and that equals multiple income streams.

    In many cases, tenants will pay operating expenses on commercial properties. This is called a triple net lease. It includes the lessee paying for maintenance costs, property insurance, and the building’s real estate taxes on top of their monthly rent.

    Less Competition: Investing in shopping centers and office building is a huge endeavour for many because it is out of their comfort zone. For investors who are experienced, commercial real estate gives them great opportunities to increase their wealth.

    Long Leases: The largest perk of commercial real estate is the leasing contracts. These have longer agreements with tenants than residential properties; this gives larger monthly cash flows and returns. In most cases, lease
