SOCIAL HOUSING AND ITS BENEFITS TO THE INVESTOR
Social Housing appeals to many investors as an income-focused, relatively hands-off strategy that gives the satisfaction of providing decent homes for people who might not otherwise be able to afford them.
What is it?
Social Housing offers homes for people on low incomes by councils (local authorities), housing associations, and other registered social landlords and by private investor landlords.
In investor terms, this means you buy a property, do it up to a required standard and lease it to a local authority for an agreed period (as an example). Or you let it direct to tenants who receive Housing Benefit (HB).
As a buy to let option, Social Housing is by no means niche, considering that almost five million people claim benefits of some kind. Many of these are working but receive top-ups.
There are different types of Social Housing. You might want to concentrate on family accommodation which is a strong, consistent and reliable market. Or there is also specialist provision, such as hostels, care homes, supported housing for vulnerable people, and bed and breakfast accommodation.
Social Housing is designed to prevent homelessness, insanitary dwellings and overcrowding. It helps people with mental and physical difficulties and those
sleeping on the streets. As a landlord, you get the satisfaction of providing a decent home for someone who might not otherwise have one.
Social Housing is not new: the government has been involved in housing for almost a century, notably with the council house building booms after the world wars. The introduction of the Right To Buy scheme in 1980 saw 2.2 million homes
