    Welcome to the Boys’ Club: A She-Vestor™ is Born

    Let me be the first to say that breaking into this field definitely wasn’t easy. For years, I was seen as the typical woman who probably didn’t know anything about investing. However, I graduated at the top of my class in high school with a 3.7 GPA and got a degree in Electrical and Computer Engineering, so I’m definitely not your average woman.

    My real estate career has allowed me to learn a lot from my male investors. While showing investment properties, my male investors taught me the tricks of the trade so to speak. After spending time with them, I was able to estimate how much renovation costs a house would take; what deficiencies were present; how to estimate the types and costs of materials needed and how to negotiate with subcontractors. So, they let me in on the boys’ club, not realizing that one day I would join them. This knowledge has been a highly valuable tool to have. It has helped me in negotiations with sellers when making offers and knowing when to walk away. I am not emotionally tied to any property. They are all just transactions. If the numbers don’t work, then they just don’t work.

    Often, when I go view a property and I meet a potential seller, they ask me where my husband is. I laugh and say I’m not married. Then they look surprised. After I view the property, I let them know that I will get back to them after I consult with my partner. Even though I have the final say in any acquisition, I often times will consult with my foreman and property manager on some property purchases. Then I will do a second inspection with them present, just to make sure that I didn’t miss anything the first time around. You will find out that a lot of time you do.

    This boys’ club has its advantages and disadvantages. At Lowes I get preferred treatment when I walk in the door. Maybe it’s because they know I’m coming to spend a lot of
