Cutting to the Chase
I purchased two condominiums in a brand-new premium downtown condo tower, whose architecture and facilities would be a flagship for an entire city. As the most recent in an extensive line of real estate purchases, I acquired the units for $900,000. I now own one of them 100 percent outright and believe it will only escalate in value due to its desirable address. The best part is, I only used $20,000 of my own money - money that I had saved up 17 years ago as a teenager.
Impossible? No completely possible and 100 percent above-board.
That $20,000 also allowed me to buy and sell properties over the years that have generated over $6 million in net worth for me.
All the while that I owned those properties, their carrying costs, like mortgages and utilities were paid for by other people – my tenants. That money and the way I put it to use made me a millionaire. And it continues to make me richer and richer by the day.
It was easy and pain-free. It was legal and completely sensible. So sensible, I wonder why everybody doesn’t do it.
I am a part-time millionaire, and I want you to become one too. This book is my story and my philosophy.
Chapter 1
Why Be Rich?
Have you ever seriously questioned whether financial freedom is possible? Most people dream about it, but have you really asked whether it is possible for you at your stage of life? Do you wonder if there is a process to follow that no one has shown you yet? Maybe you weren’t born into the right type of family to be given that type of information. Maybe you missed that one and only big market opportunity. Maybe you just never caught that lucky break. Maybe that’s why it hasn’t happened for you.
When you think about becoming a millionaire, is the thought always on your mind, or do you think about it just occasionally? Do you picture how you would live, the car you would drive, the vacations you would take? Or do you dismiss the idea right away, no matter how many times it knocks on the door of your conscious mind?
Maybe you reject it with the typical responses everyone else uses, like, Me? A millionaire? That’s just fancy talk,
or I’m too busy just trying to get by and make ends meet to dream like that,
or I’ll just wait until I win the lottery.
Well, let me tell you something. I’m rich, and I am proud to say so. I wasn’t born rich. But I decided I wanted to become rich, and I wanted to stay that way, and so I did.
I am nobody special. I mean, I am a nice guy, and I work hard. But I am not famous, I do not have a wealthy family background nor am I a dotcom billionaire. I didn’t win a huge amount through a lottery or a lawsuit. And I have the same responsibilities as most other people: kids, a house, a car, and bills to pay.
You know what I did? I decided to become smart with my money. I decided first to use my own savings to help me start to build the life I wanted, and then to recycle that money to follow through and build my wealth even further. In just a few years, I built a thriving and ever-growing income property portfolio. My key tools were planning, diligence, and dedication.
I became a part-time Millionaire.
You can become one too.
My story is not a get rich quick scheme.
It’s not a scheme at all, and it’s not super quick. But it worked. And because I was able to do it, I feel that pretty much anyone else can too, you don’t need special powers or super brilliance to become rich. Anyone can do what I did and succeed. It really is that easy. All you have to do is be practical and play your cards right.
Being a part-time millionaire is not just about the money. It’s not just a check or a bank balance. Being a part-time millionaire is a mindset that allows you to identify and then capitalize on opportunities. These are primarily economic opportunities, but they also include moments of mental brilliance that can transform into opportunities. As you will see, much of the success factor of the part-time millionaire approach stems from coming up with ideas, solutions, and challenges, and never holding your creative mind back from doing what it does best: spotting opportunity where others see nothing, and then acting upon them.
The part-time millionaire lifestyle is also about staying healthy and staying solvent; It’s about building and keeping relationships, and never losing sight of what is important and what is right. It’s about being willing to put in the time and the effort to get a job done, and it’s about building a network of people around you who can help you, as you help them.
Hopefully by learning from my mistakes and my triumphs, your story will turn out the same, or even better than mine. I really hope so. You deserve it, and you have it in you to make it happen.
This book will tell my story. Along the way it will introduce ten simple tricks or procedures that I call Million Dollar Techniques. These are straightforward and timeless concepts that have made all the difference for me. They’re like a complete shopping list of actions that I hope you will remember as you pursue your own goals.

So please take a trip through my ten chapters. Each will deliver to you some essential and useful ideas that have already been field-tested and proven to be millionaire material.
How It Started for Me
As you will see as you read these pages, I realized the world was never going to guarantee me anything, especially wealth or success. Very few people are given a guarantee that they will be healthy, wealthy, and carefree forever. In fact, I would bet no one at all gets that kind of deal. Even the super wealthy have worries and problems. They are not living a carefree life – they just have different things to worry about.
So, to feel secure in life, I realized I had to do more. I could not expect my full-time career to be solely responsible for my prosperity. If I wanted to be successful in the way that I defined success, I knew I would have to take the challenge on face-to-face. I would have to do it myself.
Once I made that decision, my life really did change. I decided I wanted to be rich. Not to take over the world, or even to become a jet-set playboy. Nothing like that. I didn’t even want to quit my job, because I liked my job. And as you will see, even though my job was never going to pay me a million dollars, it would help me make that million – and more – in a way I never thought of.
There is a difference between working because you have to and working because you want to. Life becomes a lot more relaxing when you do things for pleasure rather than out of necessity.
I decided I wanted to feel comfortable, knowing I had enough money to not have to worry; that I could live life without having to fret over how much things would cost. I wanted to be financially free, but more importantly, I also wanted to be financially literate. I wanted to be able to pay my bills on time, and to provide a sustainable future for my family.
To do these things I realized I had to learn a little more about how money works, where to find it, how to keep it, and how to teach my money how to make more money.
I achieved that goal, and I did so by using the practical steps that I will continue to share with you in the following chapters. Most importantly, I achieved my goal precisely because I started out by actually having a goal. I visualized it and then defined it. I actively made it happen, rather than merely wishing for better times to magically happen to me.
Let me put it this way. If you want to take a trip to the coast, from wherever you live now, how would you do it? Would you just get in your car and hope for the best? Unlikely. You would map it out, and would likely turn to your GPS for help. You would think about where you wanted to stay, and you would – or should – call ahead to make sure they have space for you. You would decide how long you would stay there, how quickly you want to get there, and how soon you would need to get back to your original place. You would have to make sure you had some money to pay for the trip, and that you have all the documents and insurance to get there and back, especially if there are borders to cross.
You can’t just say, yes, maybe someday I’ll get to the coast.
If you want to get there, you must:
1) make the decision that you are going to go; and
2) plan how you are going to do it.
Some people who are more free-spirited than me might say, That’s too rigid! Where is the spontaneity? Where is the freedom?
But I have an answer for that. I like to be spontaneous too. But my attitude is captured in this saying:
If you really want to be spontaneous in life,
you need a plan to be spontaneous.
Does that make sense? If you want to do the things you really want to do, like travel, buy nice clothes, start a new business that freedom comes with a price, and that price is called planning.
Sure, you can try it the other way, but I guarantee you, even if you strike it rich through sheer happenstance by doing things on a wing and a prayer, even if your dreams do come true that way, you will find that very quickly someone will come along and take your fortune from you. It might be a corporate raider of some sort, or it might simply be the government.
Without a plan, your ideas, energy, and talent will go to waste.
With a plan, you build a strong foundation, for a solid future which you will pour
