Unless you want to make a fortune in real estate.
Dedicated to my wonderful daughter who has yet to figure out what her father actually does to earn a living.
CHAPTER 1 READ THIS
Imagine doing something with your time that is really fun and making more money than you can spend at the same time. Imagine never having to report or answer to anyone. Imagine having no boss, no supervisor, no up line sponsor, and no regional or home office or anyone in your life to second guess or comment on what you do or what you don’t do. Imagine getting up every morning seven days a week and doing what you want to do, not what someone else wants you to do. Imagine being able to work when you want to work, and play when you want to play. This is the level of personal freedom enjoyed only by people with true financial independence. Do you want to be one of these people? If your answer is yes
, perhaps you need to buy this book.
There may also be some very good reasons to stop reading at this very line and not buy this book though. First, and everybody knows this, books have gotten to be really expensive. We can all easily remember when you could buy a good book for under ten bucks, but times have changed, and these days, you get separated from twenty dollars or more of your hard earned money for most new books. How many books are really worth twenty dollars? In my opinion not very many are worth half this price. What is the value of a book which can truly change your life? You now hold such a book in your hands.
You face one of the most important decisions of your life. Put this book back on the rack or move in the direction of the sales counter and prepare to pay. This book is just about eight chapters too long to read standing in the bookstore. I planned it this way just to force you to make a decision… to buy the book or to follow your instructions spelled out in its title. If you buy the book you may never have to take instructions from anyone ever again. Consider what is at stake here and make the right decision.
Now, once again, I am going to try and persuade you not to buy the book. You should know it is written by some completely unknown author with no track record whatsoever for writing a decent book. There are also many more reasons. Consider this…. This book’s author readily concedes he knows only a fraction of what there is to know on the subject matter of the book. Further he will admit to forgetting a lot of important stuff that should be included. Even worse, the author couldn’t care less whether or not he sells a single copy of this book. While continuing to use his own proven strategies and techniques practicing real estate, he makes more money than he will ever make from writing and marketing this book. This author doesn’t need any more money. His only motivation for writing the book is to dramatically improve the lives and financial circumstances of those who are independently minded enough to ignore the book’s title and buy it anyway.
Finally, this author has been through the mill
so to speak. Experience is the best teacher in life and the man who writes these words has had some. Here we are talking about the good, the bad, the ugly, and the especially ugly. This wealth of experience might lead the author from time to time, to sound a little condescending like some kind of know it all
. I hate when this happens, but it does happen so please accept my apologies in advance. I will be the first to admit I know only a fraction of what there is to know about real estate and about life in general. But what I do know has been proven over time to be important stuff…..stuff that really works. So, if you don’t enjoy being lectured to, or if you happen to be a know it all
yourself, then absolutely DON’T BUY THIS BOOK…..
One other point I should make is this…… If you happen to be a liar and a cheat then you are prohibited from buying this book. You are simply not allowed to add the information and knowledge in this book to the current arsenal of weapons you use to take advantage of people. Buy a book on the stock market, or on the internet, or buy someone else’s book on real estate. If you lie and cheat, read no further and immediately put this book back in the shelf.
By this point, I hope you have made your decision but it really doesn’t matter now because this book, just like life, will go on….. with or without you.
CHAPTER 2 FORGET LUCK
Have you given up on achieving the American dream for yourself and for your family? I hope not because you may have prematurely and falsely come to the conclusion that you will not be rich in this life. Do you still have it within you to jump at an exciting new life challenge? Do you know the value of information and how much can be learned from the experiences of others? Are you still capable of absorbing valuable and useful information and then applying this in your thoughts and actions? If it is too late for you, it is only too late because you think it is too late. Unless you are on your deathbed, it is never too late in life to build a fortune and to enjoy it. You may just need the right tool, and that is what this book is. It may be the most important tool you have ever owned, and it will lead you down a path to obtaining every other tool you need…..to make a fortune.
Perhaps you know the historical fact that more money is made in real estate than in any other business endeavor. Yes, this has been where the action has been for many decades, but only a privileged few have enjoyed the fruit of this harvest. I have been one in this group. I have not only made a couple of fortunes but I have kept them and through the years they have grown.
I am having the time of my life playing a game in real life which resembles Monopoly. I earn plenty of money doing this and most of the time I am having fun. You can do this too if you can understand a few basic principles and if you are willing to follow a few simple rules. Before we go further here, let me make a few important points and distinctions between what is in this book and the board game of Monopoly. In the board game you are dealing with play money
. In this book we are dealing with real money
. There is a huge difference between the two. You can afford to lose play money
. You cannot afford to lose real money
. In the board game of Monopoly your fortunes are tied to the throw of the dice and to luck, either good or bad. In the real world game of real estate nothing can be left to luck. If you think you can make a fortune in real estate using luck
as your greatest resource then you will soon be sadly disappointed.
Personally, I should admit to you the reader, that I have terrible luck. I learned as a small child that whenever I relied on luck to accomplish anything, I always failed. As a result, I never gamble on anything now. Gambling for me is the same process as burning cash in and open fire. I do not do either. So my first advice to you is NEVER gamble in real estate. The fact is you do not have to. You can be incredibly successful in real estate and never leave anything really important to chance. Truthfully, the game of real estate is more closely related to the game of chess than Monopoly. In both chess and real estate you make the decisions that guide your every move. These decisions end up putting you in various positions. Good decisions lead to good or even great positions. Bad decisions cost you your assets and soon take you out of the game.
Obviously, there can be some risk in many real estate transactions. You can know exactly what these risks are in advance, and can measure them in dollars. If you do this and a situation does not work out exactly as you might
