Sean Banks is a city boy from the bustling city of Minneapolis, Minnesota. His line of work consists of surveying land and marking it for sale if circumstances require it. When he receives notice about farm land needing surveying, he's quick to jump on the job. 

Upon arrival, the land looks habitable but definitely needs work. Little does he know, the land is still owned by the Berry family, whom are having a bit of a tough time keeping up with the ever changing economy. Amid his stay, Sean has the Berry family convinced he will help them out of the situation, which is to clean things up and sell the land. 

Things go according to plan until he meets their daughter, sharp tongued, takes no crap from anyone, Cynthia Berry. Will the two learn to get along for the time being or will things fall through?

    Chapter One

    Today would be the day that would change Sean Banks, however he didn't know it yet. As he walked into his office, he noticed a heap of papers set apart as urgent. His bottom hit the chair, and he read through each page. The deeper he read into the files the more intrigued he became. When he reached the end, a picture fell on his desk. He examined the photo and rubbed his chin. He grabbed for his keys and made his way back out of the office.

    Leaving so soon? A female voice remarked. It seems like you arrived not long ago.

    I have land I have to check out. He didn't stop to discuss further.

    When he reached his vehicle and fastened himself in, he glanced once more at the papers he brought with him. He scanned for the address and punched it into his phone for directions. A monotone voice emitted from his phone broke the silence in the air. It gave him the first direction he needed to head for the land.

    He drove for miles. The land he was en route for was a farmland that became vacant. From reports and the picture, it looked abandoned. His purpose was to survey the land and mark it for sale to whoever wanted to purchase it. The problem was that the land didn't look pleasing. A lot of time and money would need to be invested to bring it up to code for selling.

    Upon arrival, Sean received a little more than he bargained for. He pulled into the dirt driveway and parked the car. As soon as he opened the door, his nose crinkled from the pungent aroma.

    Aw, man! That smell is awful! He brought his arm up to his face to cover his nose.

    He shook off the dreadful scent and carried on with his work. Every inch of this farm he examined appeared to be more regrettable than the last. What seemed more strange was there were still barn animals on property. Cows, horses, chickens, pigs, you name it, it resided there.

    As he was getting ready to write the information regarding barn animals abandoned on property, the unthinkable happened to Sean. A filthy squishing noise echoed his ears, and a shiver slid down his spine. He removed his clipboard from view and his gag reflex kicked in.

    Did I step in...

    Horse manure? A woman’s voice rang in unexpectedly. Yup!

    Shit, these were my favorite pair of shoes. Sean whined. Wait, what?

    He spun around and behind him stood a woman who looked middle-aged. He became speechless as this property was marked as vacant in his records. He looked at the information recorded and then back at the woman who now stood before him.

    "Well, what do you expect?
