    For a lot of the big moments in life, we arrive ill-prepared with little or no prior experience, and without a road map or playbook to help us avoid the costly mistakes many have made before us.

    Typically we don’t have the benefit of someone who has been through it all before to help us optimize for the best possible outcome.

    Over the years, I’ve seen too many hard-working and decent home-owners, who genuinely want to sell their homes, experience unnecessary stress, difficulty, and disappointment.

    Usually this was not due to someone taking advantage of them or a poor market. More often than not it was due to mispricing, sloppy marketing, or appointing the wrong sales agent.

    I’ve seen people’s future plans completely derailed because of one or more of those three mistakes. And I don’t want that to happen to you. That’s why I wrote this book.

    I want to share everything I know with so you can avoid the common mistakes I see happening time and time again.

    Each of the chapters in this book can be read as a stand-alone nugget. That means, you can dive in wherever you like to get quick, actionable advice.

    My hope is that you’ll discover at least a few actionable tips here that will help you become a more informed home seller, if and when you ever decide to sell your home in Fitzroy.

    Chapter 1: The 10 Most Costly Mistakes People Make When Selling Their Fitzroy Homes

    This first chapter is intended to help you avoid some of the most common mistakes homeowners make when preparing to sell their home.

    Mistake #1 – Not Properly Preparing Your Home for Sale

    It’s essential to make sure your home looks as good as it possibly can before being viewed by potential buyers.

    Poor property presentation usually means a lower selling price because buyers instinctively mark down the value of poorly presented homes.

    Property presentation includes things like a repaint of certain areas, de-cluttering, small maintenance jobs, cleaning windows, walls, and other surfaces, and creating as much space and light as possible in your home.

    Mistake #2 – Choosing the Agent Who Quotes You the Highest Estimated Selling Price

    All too frequently we see homeowners tricked into appointing the wrong agent because that agent quoted the highest estimated selling price for a property… a completely false and excessive market price estimate that’s unsupported by recent sales evidence.

    This is called Buying the Listing.

    It happens a lot, and it’s an easy trap to fall for.

    I often see homes selling for way under their true market price because the property went to market with too high a price to start with. As a result, the home just sat there for ages unsold, eventually going stale, and then selling for less than it was really worth.

    I don’t want that to happen to you.

    You can avoid this trap by making sure your intended agent justifies their estimated selling price by showing you solid evidence of recent directly comparable sales and listings of similar properties currently for sale.

    It’s important for you to ask for and receive this information. And then study it carefully.

    Take the time to drive by all the recently sold properties, and physically inspect properties that are on the market. They will be your competition so you need to know what you’re up against and what your potential buyers will be viewing.

    Get informed. It’s important.

    Your job is to make sure that whatever price you put on your property, it is the best property available at that price. The objective is to make your property, that is to say, your offer to the market, the most compelling choice available.

    You need to be competitive to get your property sold. What you are offering to the market needs to be compelling. It has to stand out and be seen to get sold.
