    I want to dedicate this book to my family. Without them, I would not be the man I am today. As I finish this book, the country is going through a dramatic series of events. We are going through a pandemic and the government is doing everything in their power to keep Americans safe, but at the same time, is creating division between citizens. Everyone has an opinion on what everyone else should do, but nobody seems to agree on a common solution that brings unity. There are no easy answers, but one thing is clear to me: the nation is going through pain in order to grow and expand.

    I want to believe that this country was founded on strong principles, and we have the capacity to weather the storm. I pray that my children will look back at times like this and see that one man can make a difference. You don’t have to be a politician or the CEO of a billion-dollar company to be a leader and to make an impact. Just know that your story matters. As long as you have the courage to find the gift in your story, you will create an impact and make your story count.

    I want to thank my wife for always believing in me. I remember the first time I saw her; I knew that she was sent from heaven to help me see the light. It has not always been easy, but it has been worth it.

    To my kids, Alejandro and Abigail, who are my biggest teachers. Thanks to them, I was able to see the man I could become.

    To my mother, who instilled my faith in me and taught me that God always had a plan for my life and has never stopped praying for me.

    To my brother and sister, who have been a crucial part of my growth. I am forever in your debt for always being there on my journey, even when we did not see eye to eye.

    To my grandmother and grandfather, who created a foundation of love for me to stand on and taught me the principles necessary to reach my destiny.

    To all my aunts, uncles, cousins, nieces, and nephews, who have been there for me during my toughest moments. You all bring so much joy to my life.

    As you can see, it takes a village to raise a man. Every man has the responsibility to lead his village. But he must find his King’s Code to fulfill his purpose.

    INTRODUCTION

    Writing this book has been one of the hardest things I have done in my life. I wrote this book to share the highlights of my own experiences and what I have learned from both the highs and the lows. But by the time I finished each draft, I had already learned so much that I wanted to start all over again. I think I’ve written this book over four times already. When a worldwide pandemic hit, it made me realize that we’re not promised tomorrow, and if we want to make an impact, we have to let go of perfection and give ourselves the permission to share our light.

    I’ve made every effort to make the lessons of this book timeless. I read the Bible often, and while the stories are obviously of their time, many of the stories have valuable insights into people today. Napoleon Hill’s Outwitting the Devil was written in 1938, but it wasn’t published until 2011. The book reads like it was written today. The Dalai Lama teaches life lessons that were true five thousand years ago and will be relevant for another five thousand. Because while times change, human nature does not. So, whether you’re reading this in the middle of the pandemic or years afterward, my hope is that the lessons contained in this book will still ring true.

    I always warn that the storm is coming. And I also always say that the best is yet to come. I believe that both of these things can be true at the same time. Things in your life can be hard at times, and you will expand your capacity to meet that challenge. It takes hard work to prepare yourself physically, mentally, and emotionally to face a storm, and when you are prepared, you will see how much better life is.

    This book encapsulates my life’s experiences and how I’ve been able to use these experiences to create a simple framework that will help every man who is searching for a deeper purpose in life.

    My hope is that by reading this book, you will realize that you are not alone in your journey. And by reading my journey, it will inspire you to find your code to be a king.

    I believe we have to evolve as men if we want to make change in this world. We must stop chasing success and pursue greatness. Because in that journey to pursue greatness, you will find yourself.

    CHAPTER 1

    The Tunnel

    The Warrior’s Way

    When I was thirty years old, I remember reading an email from my financial advisor telling me I had already accomplished more than most people ever would in a lifetime.

    At that point, I had multiple companies; my main business was real estate, and I had a multimillion-dollar real estate portfolio. It didn’t come easy. I had worked my ass off since I was twenty-one, learning, investing, and growing my business. But what took me nine years to create I lost in less than twelve months.

    When the market crashed in 2008, I experienced the downturn in the real estate market and lost millions of dollars. Like many, I was in denial. I refused to believe it was going to destroy me. After all, I thought I was Superman. I had two offices in Connecticut and one in New York. During the boom, we were making millions of dollars in sales. Also, like most real estate investors, I was overleveraged, so when the market crashed, my investments did also. But I didn’t just start from zero; it was worse than that. I was millions of dollars in debt, with most of my assets underwater.

    At the beginning, I thought I would be able to push through by keeping a positive mindset and telling myself it would all work out. But twelve months later, I found myself driving home and getting ready to tell my wife that I couldn’t afford to pay the mortgage on our house. I felt like a failure. I felt like it wasn’t even real. How could I have been so blind? I asked myself. How could I have lost so much money?

    I remember watching as banks that had been in business for almost a hundred years shuttered their doors and took our hard-won, trusted business relationships with them. But I was still in denial and continued to act like nothing was affecting me. Looking back now, I can see why I thought it wasn’t going to affect me; after all, everybody I talked to told me that real estate was one of the most solid investments you can make and created more long-term wealth than anything else. But this was the first time I had ever been through a down cycle, and I got a crash course on adapting to the market.

    I saw many of my peers lose everything they had, including their marriages; many fell into a deep depression and never recovered. The hardest thing for me to do was to tell the ones I loved the most a truth I had spent a year denying.

    My money was all gone by this point. I had to lay off 90 percent of my staff. I had to make the decision to either pay for our mortgage or my office space. I remember driving to the house while rehearsing different ways to say to my wife that I had failed. How could I look at my kids who depended on me to provide for them? How could I look at my wife after all the promises I made to her?

    I had neglected my health, and as a result, I was overweight. And my connection with God was superficial. It was based out of guilt and fear. To make matters worse, my daughter had just turned one, my son was two, and it wasn’t as easy as just two people moving out of the house. Now I had a family to worry about. But I had a choice to make: do I pay for my current home (my mortgage) or business payroll so I have a chance to make more money?

    I remember it like it was yesterday. As I walked into the living room, the kids were happy to see me, and my wife looked as beautiful as ever, even though she spent the whole day taking care of toddlers who required lots of attention.

    I told my wife that we needed to talk. She asked if everything was all right, and I said, No, I have something to tell you.

    We went upstairs to the master bedroom, and that’s when I told her the truth. I’ve lost millions of dollars of our investments. I’ve pretended that everything was okay, and I’ve been dealing with this burden on my own for nearly a year. It’s finally come to a point where we can’t afford to pay for both the mortgage and the business, and I had to make a decision.

    I was ready for the worst. After all, I’d been so busy building my real estate empire that I’d neglected my relationship with my wife. And I hadn’t spent any time with my children. I had missed so many important baby milestones, and I had nothing to show for it.

    I had told myself that if I just worked hard enough, if I just closed enough deals, and if I just made enough money, we would be happy. Every mentor I had told me that real estate was the most secure investment you could make, and until the crash, that sure seemed to be the case. I wasn’t prepared for a blow this hard; I felt lost. I felt like I failed as a husband, and I wouldn’t blame her if she wanted to leave me.

    I always knew my wife had a strong character. I knew she wouldn’t hold back. I was waiting for the worst. I was bracing myself for her to say, I knew it. My parents were right. You’re a loser. You’re a failure. I’m moving out, and I’m taking the kids with me.

    She looked at me and asked, Raul, what do you see?

    I couldn’t even look in her eyes because I didn’t want to feel her disappointment. But when I worked up enough courage, I looked up at her, and she asked me again, What do you see?

    I said, I see a queen—a queen who deserves better than this.

    Then she grabbed me and looked me right in the eye. "I see a king. And I would live under a bridge if I had to because I know it won’t be forever. I know you’re going to figure shit out."

    I felt a rush inside me. Knowing my wife still believed in me, the anxiety I felt turned into self-assurance. For the first time, I felt like I could be a king. I had lost everything, yet I knew that I was going to find a way to rebuild. She was a true queen because she saw in me not who I was at that moment but who I could become.

    From that day forward, I made it my mission to find out how I could become a king. The first step was to rebuild my power to produce. I knew my power to produce was directly connected to the amount of value that I could bring to the marketplace, so I started researching what opportunities there were in the down market. I didn’t have the money to attend live investment seminars, but there were books, audiobooks, and webinars. I spent hours every day researching the opportunities that were out there.

    All around me, I saw chaos—both personally and professionally. Most of my peers were already going through depression, divorce, and sedation. But I was determined to find a way.

    The real estate industry had seen its doomsday. I had clients calling me back, asking if they could unload their investments, but they were all upside down. What that means is that the property was worth less than the amount of the loan. No one wanted them. The banks were in their version of the same predicament, so the banks didn’t want the properties back either.

    Then I heard a speaker say, In the time of chaos, there’s always an opportunity. All we have to do is look deep enough. That’s when I realized that if most people in the country, according to the headlines, were upside down in their real estate properties, eventually somebody was going to end up owning or managing properties that people didn’t want.

    I began to research what happened the last time the real estate market crashed, which was back in the 1980s. I started to see the similarities. Banks were taking notes and taking back properties. People were able to buy unwanted properties for cents on the dollar that were previously worth up to three hundred times more at the peak.

    That’s when I saw my opportunity. I was going to be that guy—the guy who would not just help the institutions manage the distressed assets but also the people who were going through the same thing that I was going through and wanted to get rid of their properties.

    If I wanted to get in with the big banks, I had to learn the business and put a team together to deliver above and beyond what they were used to. My team consisted of the closest producers in my company. Most of them were family. We worked day and night to get up to speed with every bit of market research, every system, and every technology that would help us compete with the bigger companies that had been doing the same thing for decades.

    This wasn’t an easy industry to break into. The competition was cutthroat. I had limited of resources. I would cold-call big financial institutions, ask for managers, and set up meetings. But they already had their own networks that they were working with, and I was always put on a waiting list.

    But I didn’t have time to wait. I remember calling a particular bank every single day for three months until someone picked up. And when a manager finally answered, I asked if I could have a quick five- to ten-minute interview to introduce myself. He said if I could be there the next day, he would meet me. I didn’t hesitate. By the end of the day, I was on a flight from New York to Dallas for the ten-minute meeting. That ten-minute meeting turned into a two-hour conversation. The bank manager saw the hunger, passion, and persistence in me, and he knew that I would work my ass off to make his bank money.

    That one meeting gave me my big break into the distressed market. My company started to grow again. We had institutional lenders using our asset management side to assess and manage their own assets. The contracts were worth
