2020 UPDATE
In Real Estate things are constantly changing. When I started writing this book interest rates were experiencing significant increases on a regular basis. As a result the charts and statements included here, that relate to mortgage interest rate calculations, use the interest rate of 5.25%, which may not be the prevailing rate at the time that you actually read this book. The rate of 5.25% is used uniformly simply to illustrate points of comparison in financing options. Right now, in the second quarter of 2020, I have seen interest rates as low as 2.25%, which is absolutely historic. This is good news. Please don’t be intimidated or confused by this information. Simply do what I have suggested throughout the book and

Just because they always change. So, forget about anything you think you may know about real estate and contact your local Real Estate Agent to guide you, and then believe what they tell you, even if it flies in the face of whatever you’ve heard before.

PREFACE
I am a Real Estate Broker. I have my own Real Estate Brokerage Company in Palm Beach County, Florida. Although I hold a Broker’s License, essentially, I am a Real Estate Agent. I don’t sit at a desk all day and boss people around. On any given day, I am out and about, going to showing and listing appointments. I write and negotiate deals and, most importantly, I put out the fires and solve the problems that arise in this process to make sure those very same deals close as they should and on time. Don’t underestimate that last bit.
I started in Real Estate in 1999. I guess it was a natural progression as I had always been in a retail position of some sort, even when I was in high school. My first real job was in Woolworths (it was ‘The Walmart’ before there was such a thing as a Walmart) then I moved on to other fancier stores like John Wanamaker’s and Strawbridge & Clothier (before every department store in the land became a Macy’s). Eventually, after selling millinery, men’s clothes and lady’s shoes (the best & most financially dangerous job I ever had), I ended up in the car business. Imagine that. And I did well and loved it! I always had fun helping, selling and relating to my customers, so I thought Why not Real Estate?
It looked easy enough (which is what everybody thinks).
Which brings me to why I wrote this book. In my career as a Real Estate Agent, I have quit this business many times. Why would I do such a thing?
Because of YOU.
Yes, you, The Home-Buying Public (HBP).
I was burned-out, and I am not alone in this.
You frustrate me (us).
So, rather than remain in a state of semi-permanent frustration, I decided to express my concerns, if you will, on the pages of this book.
Many of you may have seen the movie The Big Short (another entity that made money on the housing crash that wasn’t you or me). In the opening credits, immediately after ‘Based on a true story’, is the quote:
"It ain’t what you don’t know that gets you into trouble.
It’s what you know for sure that just ain’t so".
In the movie, this quote is attributed to Mark Twain, but that seems to be debatable. It doesn’t, however, make it any less true. What you think is ‘so’ that is completely ‘not so’ in Real Estate is a lot and it will get you into a lot of trouble if you’re not careful. Here’s another good quote, this one is from Alexander Pope who wrote in Part ll of An Essay on Criticism:
A little learning is a dangerous thing…
and what the general Home Buying Public has is just that, a little learning…
, which means
you don’t know enough to know
that you don’t know enough…
If you do not work in Real Estate every day and you are buying property without any help from any real estate professional, then you are quite simply ‘Cray-Cray’…And, (I’m talking to all potential Buyers and Sellers in general, but First Time Home Buyers in particular) for the good of us all, you should Retain, Respect and then Refer the local Real Estate Agent that is going to help you navigate this treacherous Home Buying Landscape for (in most cases) no out-of-pocket expense to you!
This book is also ‘based on a true story’. As you will see throughout the book, I have sprinkled stories of real-life experiences from real transactions. They are all true. Just like on some of your favorite reality television shows, there’s absolutely no need to make anything up, it practically writes itself. I have also fully disclosed some personal
