About Julie Finch-Scally
INTRODUCTION
Every day your property is empty you are without an income. If it is only for a week while one tenant moves out and another in, the cost is minimal. If your property is empty for months, you are the one losing out.
Leasing a property can be rewarding, both financially and stimulating. But it isn't merely removing your furniture from the family home and getting a Property Manager to handle everything. There are several decisions that have to be made before your property is ready to lease.
Are you considering purchasing an investment property that will be leased? Will you be leasing the property on short or long term? Will the building be fully furnished or empty? These are just a few of the decisions you will have to make prior to receiving your first rental payment.
In this book you will discover all the different ways a property can be leased. This should be able to help you ascertain which system will suit you and what preparations you should take. Many people have started a large investment business by leasing their family home. From that small enterprise they now have a portfolio of many houses and/or apartments from which they receive a comfortable income.
Even if you are being relocated for employment and putting the family home up for lease or starting with an investment purchased property, there are certain standards you need to set in place prior to tenants moving in. The main reason for adopting a standard helps you maintain your property in good condition and shows the tenants what your expectations are.
Hopefully you will find all the answers to these and other problems in this book. I recommend you read through each chapter then follow the directions that cover the areas of need and of interest to you.
I cannot guarantee that if you follow this book faithfully you will earn the highest rent, but it will give you an insight into what leasing property is all about and help you achieve a satisfactory income.
Best of luck.

HOW TO GET STARTED
The first thing to consider about leasing a property is the best type of leasing arrangement for you. Long term leasing is some times preferred, whereas many large cities never have enough short-term fully furnished properties.
To ascertain which kind of lease is the most suitable
