    This book was created as a result of my experiences over the years as a Realtor when dealing with first-time home buyers. All those questions that people are nervous or afraid to ask. There are no stupid questions when you are making the biggest investment of your life. Ask those questions and get the answers that you need.

    INTRODUCTION

    My name is Tom Germann and I am a Realtor. I have been involved with real estate since the early 1980s, even though I have only been registered as a Realtor since 2005.

    For most of us, purchasing real estate is the biggest investment that we will ever make. It is the subject of hundreds of books, endless searching by potential buyers and sellers looking to find the right Realtor, and both Realtors and their real estate boards spend millions of dollars every year to connect with customers and clients hoping to gain more business. Realtors are constantly looking for that magic bullet that will make them rich and successful.

    So you want to buy a house/townhouse/apartment/condo. What do you do? What questions do you ask? If you talk to friends and family, there are nightmare stories out there that make you shudder and there are also stories that sound so good they can’t possibly be true, like a fairy tale.

    The purpose of this book is to guide you on how to purchase that first property. How to skip the mistakes that others have made. It’s all bundled together in a nice, short guide that will get you from considering that purchase to closed and living in the new home.

    For the Realtor that may be reading this and thinking, I don’t need to understand this! I’m a Realtor and I see this all the time! I would put this to you. Sometimes people are so close to something that they do not see the problems or issues anymore. After all, as an expert some people will start to ignore those little concerns and issues, not because they are incompetent or lazy, but instead because they go through this process all the time and know this information. It becomes automatic. It can come as a shock, then, when others who do not do this regularly do not know this information. Pure oversight. The other side of this that may help you is to understand again what the new first-time home buyer needs and is looking for in a Realtor.

    The first thing we are going to resolve is a common misunderstanding that people have about buying property for themselves. There are two different perspectives that people have. Neither one of these views is wrong, but it will help if you can identify your position on this.

    Some people look at property as an investment and have their eye on financial gain and a long-term plan putting them ahead. They will purchase the apartment as soon as they can and get a roommate to help cover costs. Then they will move, depending on the location, to a townhouse or detached house and as a single person or couple they would still get roommates. Perhaps they’ll purchase a property with an in-law suite.

    They will also have a unique view of where they want to be. They will carefully research areas, evaluate and buy a specific property, and then immediately start considering where they want to move next. They usually have a plan for the next twenty years, or at least a guide in their mind of where they want to be. They care a great deal about proposed developments coming in the future as that could increase or decrease their value.

    Other people will end up looking at a property and want a home. They like a neighbourhood and they are looking for property there. They want the immediate needs met and will consider the long term. It’s more the idea of, Can I get married and have children here?

    The property is the same in both cases, but the perspective of the buyers can be very different.

    Let me state again, neither way of thinking is wrong. They are simply different. Just be aware of how you view the property and communicate that as you go through the process. If you are a couple and one person wants to move every five years and improve to a dream house in suburbia and the other partner wants to move in and stay forever because they love the bike paths and being
