Congratulations on thinking about a career in real estate. Just what does that mean, a career in real estate? It means a long-term commitment to an occupation where you get out of it what you put into it. Working hard at this type of job does not guarantee success. Working smart allows you to gain opportunity and advantage in a field dominated by sales incentives. You will be bombarded by so many avenues to take that can advance your career that it will quickly become overwhelming.
Our goal is to explain to you how a career in real estate is structured so you can follow established models or combine the best of what’s out there and forge your own path for success. There is no lack of motivational material for new real estate agents to read and watch. You can even attend seminars where you get the motivational feel up close. It works. You come out of those seminars ready to start your career. About two days later you are wondering what avenue to choose and thinking about how long it will take you to reap the fruits of your labor.
This book will introduce you to the real world of real estate with one big exception. There is no trial and error. That’s already been eliminated for you. What you will get is a real overview of how it is to be a real estate professional. This book is not written by an investor of real estate or a reporter of real estate. This is written by two people who are in the real estate profession. As agents, we will share with you what it is really like to start out as a new agent. After many years of being in all aspects of the real estate industry, you will get the roadmap for being a real estate agent. What works, what doesn’t work, what to do, what to avoid, expectations, and preparing you properly to have the confidence to be a real estate professional. Building your confidence is not through motivation but through knowledge. When you know what you are talking about, you can
communicate that knowledge to your clients. You will then have the confidence on day one that takes many real estate agents years if ever to achieve.
So many new real estate agents drop out of the business after just a short time we believe, not because they could not handle the job, but because they never really knew how to approach the job to have the confidence to achieve their goals.
What we discuss we call bootstrap real estate. Bootstrap real estate is starting on your own with nothing and no connections and still becoming more successful than the majority of current real estate agents. We will assume in this book you know nothing about real estate and you will be shocked on how much you have learned at the end of our journey. This is not a new approach, it’s called learning. Who knew you could learn chemistry in one semester? Anything is possible.
It feels like over time, we have attended every type of seminar there is to attend. After each seminar or class, we ask ourselves what did I just learn and how can that knowledge set me apart? Meticulous note-taking from every seminar ever attended amassed a vast treasure trove of good real estate reference material. As time went on, some of the cutting edge
technology materials had to go. Some still made sense, and there was always room for learning new ideas.
Real estate can be a lonely profession because everyone has the secret they believe to being successful and they keep that one bit of information off-limits for discussion. We save all the material we receive in the mail from other real estate agents and study it through the eyes of a buyer or seller. The first real estate cards that I ever sent out were postcards with a recipe for a seven-layer dip. That was it. Just a picture of a dip. My thinking was future clients would read my recipe card, make the dip, get rave reviews on the dip, and think anyone who has a great recipe for seven-layer dip must know how
to sell my home. I still have those cards, and who knew that grocery stores would soon sell ready made seven-layer dip for $2.95 and put me out of the recipe business just like that. Every failure is a learning experience that when viewed properly is much more valuable than never trying to succeed. Postcards with pictures of homes agents have sold are supposed to convey that I sold their house, and I can sell yours too. That’s a lot to ask of potential home sellers and even buyers to introduce yourself to the public. Nothing better has come along as far as advertising except for the medium for conveying the same idea to the public. The Internet. We have moved away from newspaper advertising to the digital age. The rules and regulations for advertising are followed, and that is where real estate is today. Facebook, Instagram, YouTube, TicTok, Realtor.com, and Zillow. That’s real estate in a nutshell.
What you are about to learn will set you apart in this crowded field of motivated individuals looking for the best way to get new clients. The one problem is everyone is concentrating on only one aspect of real estate. The marketing aspect. The seller knows marketing, the buyer knows marketing, and you know marketing. Now what? So you never get to that point, we are going to go over all the basics and move along towards more advanced topics for your real estate career so that you will feel like you are the smartest in the room on day one. We will take you to the point where you feel like a PhD. in mathematics teaching an algebra I class. You will not be stumped. You will have all the answers, and your confidence level will be off the chart, all in time for your first real estate deal. How do we get there? We are going to tell you what to do, and what not to do, and eliminate trial and error from your learning experience.
Are we qualified to teach you these things? We are real estate agents and business owners. We have worked on commercial and residential properties in Texas, California, Colorado, Florida, Missouri, Arkansas, and Tennessee. With over 50 years of combined
real estate experience, we have worked with raw land, income property, high-density property, and hidden away property for the rich and famous. We have been on-site to watch concrete pours, observe earthquake tables, and market bomb-proof building techniques used in parts of the world where that type of construction is required. We have seen inspections, appraisals, new constructions, renovations, tear-downs, and truly creepy properties. We have been chased, followed, fought off wasps, rats, snakes, ants, spiders, COVID-19, fallen into bushes, set off alarms, driven on roads that turned out to be bike paths, had meals with professional athletes and rock stars, seen Grammys, Emmys, world-class art collections, and things that our brains have blocked out because therapy may be necessary to bring us back to the present. We even had a client tell us they had a dream that God told them not to use us. How cool is that? Our advertising really gets out there! That is real estate. It can’t be avoided, but you can be prepared.
We are going to tell you how to avoid all these nasty dead-end roads and give you the exact information you need to make your very first real estate deal your best deal ever. Every topic we cover we have experienced firsthand. And remember, when someone tells you don’t go in there, take their advice. Now let’s start learning some real estate!
