    Increasing Your Closing Ratio

    We’re starting with increasing your closing ratio because these steps need to be accomplished first or you won’t be able to effectively capture the increased traffic you will generate in Part II. And we only have 90 days, remember? The things you do in the first seven days will set the trajectory for the rest of the quarter. So here we go…

    1. Get staffed.

    When you are short staffed you end up trying to complete all the other jobs of your team in addition to your own. And though we all know you CAN lease apartments (after all, most of us started our careers there), you can’t be as good a leasing agent as a full-time leasing agent who has their day dedicated to that pursuit. After all, there are vendors to handle, resident issues, rent coming in, and the phone doesn’t stop ringing. Plus, if your site is open on weekends and you don’t have a leasing agent, you know who is keeping the office open.
