This series of books principally about the Spanish real estate world, tries, with humility and good intentions, to enable the non-professional users of this sector to carry out their own property buying and selling transactions in the best way possible.

We realize that there is no existing literature which teaches us how to go about the most important financial transactions in the way they should be done, and due to this strange absence, we are under the obligation of sharing this knowledge with everyone.

For both selling and buying a property, it is of upmost importance to know about the property market. It is very dangerous to make mistakes in such transactions. However, it is very rare to find a non-professional who understands he has to learn the techniques and strategies necessary to carry out a successful transaction, and in the case of the sale of a property, he must have a marketing plan thought out in relation to his budget and to his financial interests.

Although it sounds hard to say, someone who under sells his property (which currently happens a lot), or who buys at a too high price or  ruins himself during a purchase, is someone who has not capacitated himself as necessary to be able to proceed in such a transaction, and has been lead here and there depending on the media interests at the time.

The only way to take the direction of our lives is through knowledge. We also know that, after a decade and a half experience of selling property, whoever carries out either operation (selling or buying) extraordinarily is guaranteed an excellent financial future, with all that that entails in such unequal times. Whoever improvises will only leave everything to luck, and if they are unlucky then they will run the risk of being left out of certain commodities, maybe forever. This business can be that tragic.

I hope you enjoy the book, and put into practice what you have learnt as soon as possible.

If you are not resident in Spain but wish to buy property there, you will need to obtain an NIE (Foreigner’s Identification Number). The process is symbolic and can be done over one or 2 mornings in the Foreigner’s Office (usually a National Police Station) in the most convenient town, or in the Spanish Consulate in your homeland.

I recommend you have a trusted lawyer or gestor (financial administrator) to help you with such paperwork. That way, you’ll sleep better at night.

CHAPTER 1: I’VE DECIDED TO SELL.

We are going to ignore the thousand and one reasons for selling. Be it an inheritance which you want to be rid of, you live there and can no longer afford to, whether you are going through a marital separation or, on the contrary, you are expanding your family and are in need of another room or different style dwellings. Whatever the case may be, it has been decided: you are going to sell your beloved property.

Unfortunately here there are no friends, and during the process which we have yet to begin, you must understand that the path you are undertaking (to sell your property above market value) will be full of silent undermining and false promises.

It is a process which requires much mental balance, and it is vital that this balance never waivers during that process.

Capacitating ourselves to assume this moment and living the moment with passion is the best that can happen to us.

You already know you want to sell your property, and almost surely, although you don’t show that yet, you also know how much you want for it.

This quantity is almost always above what the market proposes, suggests, or whispers to us.  One of the first things to understand is: although it hurts to realize, we almost never know how much a property is worth, unless we are exclusively dedicated to this business. Everyone exaggerates somewhat about their knowledge of the real estate market. Bakers give classes in it, and butchers, too. The only one who knows how much a property costs is the person from the office nearby, the office usually calledX estate agency. This humble person knows the value of everything in the area where he works.

Do you know why? Because he works 8 hours a day selling properties, and has possibly been doing that every day for the last 15 years. He hasn’t constructed anything, he hasn’t granted mortgages, he hasn’t registered properties, nor does he know how to draw up plans for them. Neither does he know how to  revoke convictions nor negotiate penalties with the Administration. He just knows this: how to sell properties and, above all, how much a person is prepared to pay to get one.

Once we know this, the next step is to ask an estate agency for a valuation of our property, and if possible go to other estate agencies and ask them for a valuation, too.

Doing this in 2 or 3 agencies, we can then compare the results and find the average value from amongst them. Then it’s up to you to decide whether to work with one of those agencies or market the property yourself. My recommendations here are to help you if you decide to be your own agent.

If you want to sell quickly it is interesting to work with an agency since they are most likely to have buyers for your property. But if you want to sell above market value because, simply, you want to, or you cannot afford to undersell your property because you need to buy a new one, then keep reading as I
