Hello, my friends, and welcome to another episode of Passive Real Estate Investing. And I am your host, Marco Santarelli. Thank you for joining me, and I hope you can pay attention to today's episode. It's about 30 minutes. It is about the 1031 exchange. It's something I talk about frequently on the show, but I don't go into a lot of detail. But it's essentially known as a like kind exchange. It's a tax deferred exchange. It allows you to take your equity from the sale of your assets and move that into other investments like kind investments, similar investments, similar assets without generating any tax impact. No tax liability, meaning you could do it tax free. And when you stop to understand the power of doing this, you'll realize that you can keep everything you've gained, everything you've earned in those capital gains and compound them, turn them into additional gains by multiplying the effects of what you can invest in growing a larger portfolio, increasing your cashflow, increasing your gains, keeping the equity and using that to gain more equity through appreciation from increasing the size of your portfolio.

It's not a difficult thing to do, it's not a difficult concept. It's actually quite easy to understand once you wrap your head around it. People do it all the time. Investors are doing this all the time to increase their portfolio size and maximize the wealth creation that happens. And when you really stop to think about the power of compounding what Einstein called the eighth wonder of the world, you'll realize you can increase your wealth by four times or more in a similar time period than you would or could otherwise.
