In many markets, home prices far exceed the highs of the housing bubble that burst in 2007.

Nationwide, they’ve shot up nearly 20% since last year alone, and the average price of a home has never been higher.

So what’s driving the fast rise in home values? Are we now in another housing bubble? And more important, are homeowners at risk of another devastating bust in prices?

Less so than the recent $trillions in monetary and fiscal stimulus, Erdmann concludes that a persistent shortage of inventory is the key factor propping up today's elevated housing prices. And he doesn't see any way it can be ameliorated swiftly.
