Inaction breeds doubt and fear. Action breeds confidence and courage. If you want to conquer fear, do not sit home and think about it. Go out and get busy.

DEDICATION
I dedicate this book to my family: my mom, my dad, my brother, my wife, and my children. I love my family and am thankful and grateful to have each of them in my life.
I also dedicate this to the Action Takers: those who read this book and are inspired to do the hard work necessary to fulfill their dreams. For me, there is no better joy than to see people pursue their passions.
Life is too short—go out there and make it happen!
ACKNOWLEDGMENTS
Wow—where do I start? There are so many people I consider important in my life, so try as I might, I’m sure I’ll overlook a few. If your name is among those I unintentionally miss, please forgive me.
First: my wife, Tiffany. She has supported me with each new business idea and life challenge. Writing a book for the first time can feel daunting, and she has always been quick to tell me you got this.
I very much appreciate her love and support.
My children: My son and my daughter are young adults in their late teens / early 20s. I don’t know how to explain it but doing something that makes my children proud is a huge blessing.
My mom, my dad, and my brother: Spending time with each of you has formed the foundation for my success, and I’m thankful for all of the love you have poured into my life.
Friends: I realize how fortunate I am to have had so many. Some have encouraged my ventures over the years, while others considered my ideas crazy. I’m thankful for each of them taking the time to listen and pour back into my life—both personally and professionally.
I’m thankful to prior business bosses with whom I’ve worked over the years. They not only invested in me as an employee but also as a person. I would like to recognize two great people in particular: Vinny Buxo and Paul Forte. Not only did they focus on the bottom line, but they also took the time to invest in others and build leaders.
Multifamily mentor: Brad Sumrok. In the beginning, I didn’t know how to go bigger in large-scale multifamily investing. I joined Brad’s group in Dallas and was immediately introduced to a community of go-getters who knew how to get these deals done. These individuals were so helpful in terms of teaching me how I could do this myself. I’ve since met so many wonderful people in this group who have helped further my journey.
Multifamily business partner: I am very thankful to Raj Gupta for partnering with me on my first multifamily syndication property. Raj brought the experience and knowledge that I was lacking. I’ve learned a great deal from Raj and consider him to be a good friend.
Podcasting: I owe a lot to Chris Krimitsos, the creator of Podfest. Years ago, I flew down to Orlando, Florida, to my first Podfest conference, where I met so many excellent podcasters who were encouraging and supportive. I also met Juergen Berkessel, founder of Polymash, a consulting firm I hired to help design my website and launch my podcast. Juergen is a pleasure to work with.
This book: I didn’t know how to write a book, but I hired Gary M. Krebs, an amazing writer and great guy to work with. I met Gary while attending Dr. Greg S. Reid’s Secret Knock conferences. Gary walked me through the entire process. Writing a book can be a project that feels out of reach, but Gary simplified the process to make it much more manageable.
Lastly, I would like to thank supporters. What do I mean by this? This group includes so many people, such as listeners (subscribers) to my podcast on Apple iTunes who provided five-star reviews. Thank you to everyone who has sent me nice DMs and those who subscribe to my YouTube channel.
Inevitably, there are those who try to tear you down in life. It’s rewarding to have had people on the other end of the spectrum providing useful feedback and rooting for me to succeed at everything I’ve set my mind to accomplishing.
My hope is that I will be one of those people cheering you on some day. Whatever your goals might be—big or small—I would be honored if I played even a minor role in helping you go after them.
I wish all of you much success!

INTRODUCTION
My Dream Is for You to Fulfill Yours
You are probably asking four important questions as you flip through the pages in this book . . .
1. Who am I?
I’m a business owner, a real estate investor, a Christian, a husband, a father, a friend, a mentor, and a mentee.
2. What is my background?
I’ve succeeded in many aspects of business and life and have learned a great deal over the years from trial and error, successes, and failures. I also admit that I have not fully arrived
at my final destination and still have a great deal to learn, which makes me uniquely positioned to write this book, as I can relate to people going through a variety of stages of life and business. I continue to learn from others who have come before me and try to become a better person each and every day. I also strongly believe in building relationships—with family, friends, partners, investors, vendors, consultants, peers, mentors, mentees, and, of course, the Big Man upstairs. You, the reader of this book, are my next important relationship!
Here are a few more specific things about me: I’m a successful business owner, a real estate investor in over 4,000 multifamily units, a podcast host, and a YouTube content creator. With this book, you can also add author.
1. Why did I write this book?
My hope is that this book will provide you with an understanding of how to achieve certain goals as I did and, hopefully, inspire you to chase your own dreams. My biggest joy and reward for writing this book will be when readers tell me that my words have inspired them to take action, enabling them to succeed at a goal and/or make a dream come true.
You deserve success, which is why I titled this book Why Not You? You should not doubt yourself with questions such as Am I worthy?, Am I good enough?, and Can I do it? for even the slightest moment. Maybe you’ve already experienced some challenges and setbacks. Or maybe you’re still struggling to get started, either through lack of motivation or focus. That’s okay! Everyone needs a spark. I hope this will be the spark for you. After you’ve read the book, I encourage you to contact me (see my Author Bio page at the back of the book) and tell me your story. I truly want us to learn and grow together.
2. Who is this book for?
This book is geared toward three different types of readers. The first is the individual who is searching
