INTRODUCTION
Are you thinking about buying your first home? Are you trying to decide whether to sell your current home? Are you considering a complete home renovation or remodeling an existin g home?
If so, you are beginning the initial phase of educating yourself on the adventures of home-buying, renovating, and selling. This process can be overwhelming and endlessly challenging, but with the proper amount of preparation, aligning of expectations, and establishing your goals, you can develop a plan of action with specific guidelines for the best possible outcome.
This experience will ignite your creativity and challenge your mathematical skills, as it is very much both a right-brain and left-brain activity. There are hundreds of questions to answer: from expenditures and spreadsheets, to budgeting and scheduling, to design techniques, along with curating your own personal artistry and style.
There are multiple aspects of the home development process, including thoroughly tracking your household expenses, navigating and understanding the language of mortgages and loans, developing strategic goals, and educating yourself on your local real estate market.
The list of questions you will be expected to answer can be lengthy and needed in a timely manner, which without proper preparation can cause the process to become overwhelming, causing undo delays. We have all heard the phrase time is money.
This expression definitely applies to home-buying, renovating, and selling.
Contracts can expire, interest rates can change, opportunities can be lost, and scheduling delays can be exorbitantly expensive. Using scheduling as an example, not being prepared to make decisions in a timely manner can result in product and material orders being delayed, vendors and subcontract laborers having to be rescheduled, increased interest payments on your home improvement loan, along with additional rent and mortgage payments on your current home. You do not want to find yourself involved in this chain of events.
That is why I have written this book. My hope is that the included list of building blocks will give you a firm foundation moving forward. I like to call these building blocks HOMES work assignments. There are five assignments in developing a solid plan:
1.Have a Clear Understanding of Your Expenses
2.Organize a Strategic Plan
3.Manage Money and Marketability
4.Educate, Evaluate, and Edit
5.Stage and Style
If you follow these explorations, along with the assignments at the end of this book, you will not only become familiar with the basic processes needed for an optimum experience, but you will also seamlessly work through each building block in a step-by-step manner as you conquer your goals. Carefully focusing on each block will help you establish your own personalized vision.
I’ve worked with many couples over the past twenty years and witnessed very different personalities, lifestyles, goals, and motivations. I have also worked with people of all ages and from many different socioeconomic backgrounds. I’ve seen couples who were clearly on the same page and others ready to wage their own version of The War of the Roses. I truly believe that if you arm yourself with the tools—information, careful planning, well-defined goals, and a journey into self-discovery—you can achieve a solid foundation to hammer through the home development process.
