B. Tenant side
When you search for a rental place in London, there are many traps await. In order to help you find the most suitable place and overcome those traps, we have below a list of best practices for your journey. These are the steps that help people to get what they want with acceptable price.
1. Check the property state
In London, when you visit a property during your search of a rental place, you should give extra attention on its details. Take notes or photos if necessary. These details will help you in 2 ways. Firstly, you can use them to compare between properties and select the one that fits you the most. Secondly, you can use these details to negotiate with the landlords. With documented reasons, you can ask for a lower price or an extra perk.
On doors, are there any gaps around the edges? Can light come through? Can they close and open properly? If there are gaps, air will escape from the property. It means a high utility bill.
On windows, are they broken or damaged in any way? Can they close and open properly? Are there any holes? Similar to doors, bad windows can lead to higher bill and make your stay less comfortable.
On locks, are they working properly? Especially on the point of entry, there should be bolt and additional security measures.
On porches and decks, are they stable?
On HVAC units
