This little book tells the story of the conversion of a garden shed into a functional tiny house in order to improve my retirement cash flow.

It worked!

The tiny house conversion cost about $12,000 and it has paid for itself two times over already.

Plus, I love living in my tiny house with much less stuff.

Are you retired and money is getting to be a little tight?
You have a house with a little land and are considering downsizing?

That was my situation.

With the help of my co-author, Jonny, we converted my vegetable garden shed into a tiny house, so I could convert my big (637 sq. ft.) house into a rental property.

The rent checks are over $1,000/mo plus utilities, plus this approach has provided two delightful students, and their dog Cora, with a convenient home next to the stop for the public bus to the university.

I love living in a smaller space and I really like those rent checks. This money covers the cost of taxes, insurance and repairs with some left over to support my business, Old Dogs in Training, LLC, and to have more fun.

I had my last regular paycheck back in 2011, having decided to go into business for myself. I thought, "40 years in science is enough. I need to learn new things." Knowing nothing about business I made some financial mistakes, but I enjoy working on my business that is designed to help older people (I'm only 75, myself) keep going in spite of major health challenges.

This was one of the best decisions I ever made. That plus my vegetable garden, which is all part of the story.

Furthermore, my solution is reversible.

This book describes how it all came about for those who might be considering going down a similar road.

    Author’s Note: Most of the narrative is from the perspective the first author as he lives in this tiny house. However, Jonathon aka Jonny made much of this happen through his carpentry and building skills. My tiny house is a converted 12 ft. x 12 ft. garden shed, so don’t expect an architectural wonder.

    It’s a place where I love to live.

    We are enjoying living on the tiny house porch.

    Scooter, Cat and I enjoy the screened porch.

    As you get older life can become tougher especially for our little dog, Scooter, who is 18 years old, blind, deaf, and a bit wobbly on his pins. When Scooter coughs due to his congestive heart failure people say, You should put him down. Whatever! He still loves treats, wags his tail and loves to sniff! And he "purrs’ with delight when I scratch his head at night if he is frightened. I cough from time to time but I’m not ready to be dead yet, either!

    Scooter and I are now enjoying another adventure, living in a tiny house next to my vegetable garden in order to rent out my ‘regular’ house. This little book tells how this came about in order to provide inspiration and insights for others considering going down a similar road.
