Don and Ryan share their experience and insights working on 5 MLK, a 450,000 SF mixed-use building in Portland OR. The development consists of 230 rental residences on eleven levels, above five levels of commercial office space, two levels of retail space and 3 levels of below-grade parking.
Residential units are configured to maximize stunning views of the Willamette River valley and downtown Portland, the bucolic East Side, as well as Mounts Hood and Saint Helens. Landscaped terraces at each office level offer a unique natural outdoor amenity and city views to tenants. This project provided unique challenges and opportunities - the building has been certified for LEED Gold, Salmon Safe and Fitwel, during site excavation a subterranean stream was found, the project employs a complex rainwater capture system that cleans water as it waterfalls down the landscaped roof terraces, and much more.
