Description

This episode is meant for all the real estate investors who wish to understand the key demographic trends that drive growth in the markets and those who want to make informed real estate investing decisions. In this episode, Jake and Gino enter a free-wheeling discussion with the doctor of demography – none other than Chris Porter, the co-author of “Big Shifts Ahead: Demographic Clarity For Business”. Here are some of the key takeaways: A multifamily investor must understand the demographic trends in the market he or she wants to operate in. Be it government policies, economic and business environment, jobs scenario, migration, immigration and so on. Demographics determine the degree of your multifamily investing success. Demographic trends can be overwhelming, misleading, confusing, conflicting, and difficult to predict. Not anymore. The biggest demographic shifts since the baby boom continue to create opportunities and present challenges. America has more people in their early 20s and early 60s than ever before. In a post-Covid world, it is more rational to look at the current trends instead of predictions as it is quite uncertain how the future shapes up. The multifamily real estate market is witnessing an uptick in housing prices in certain locations, the demand is getting stronger and the supply is quite limited. This includes the South and the South-East parts of the US that are going to witness growth, due to business-friendly environment and the jobs being created in the region. The heavy reliance on migration and immigration in the past decades is going to be affected somehow in the coming years. In a knowledge economy, people can work from anywhere and this may encourage people to move towards more cost-efficient locations. While migration within the country may increase, immigration from the other countries may be low. This would impact the home buying and renting activities. Listen to the Podcast to learn more.
