From 2016 to 2020 the Atlanta-Sandy Springs-Roswell real estate market had a annual appreciation rate of approximately 6.5%.

Georgia is a Tax Deed state. It has a 1 year redeemable period. If the owner redeems the property in that time you get all of your money back with an additional 20% return on your investment. You are awarded the property if the owner fails to pay the delinquent taxes as well as giving you your 20% interest and any other fees, within that 12 month period.
Georgia Tax Sale Auctions are currently held on the first Tuesday of the month.
Recently on March/7/2023, 2716 Hamilton Mill Rd Buford, GA 30519 was sold at auction with a tax amount due of $20,867.50. Less than 1 month later on April/3/2023 Zillow lists this 'as sold for $40,000.
On May/2/2023 1388 GREENCREST CT Lawrenceville, GA 30045 was sold at auction with a tax amount due of $1,512.12. As of the writing of this book, it is off the market and it has a Zillow estimate of over half a million dollars at $588,200!
