A lot of books focus on the basic rules of money and why people should invest in assets and not liabilities. For those not familiar, assets put money in your pocket, while liabilities take money out. All of these books encourage readers to collect assets that create cash flow, or monthly income. The goal they say is to replace your paycheck with these investments so that you can eventually get out of the rat race. While the rules seem simple and are laid out in a variety of books, few actually list the ways that one can obtain cash flow, or passive income. “21 Ways to Create Cash Flow” not only lists 21 ways to obtain passive income, but also gives its readers a list of resources where they can get more information on particular investment options. In addition, many of the investment options listed in this 30+ page article require very little capital to start, making it a perfect guide for the beginner looking to obtain monthly cash flow.

Introduction
A few years ago I got sick and lost everything. With no way to work, I started to worry about my future. What would happen to me? I didn’t want to live on social security disability my entire life. I didn’t want to be confined by those financial boundaries. So I took it upon my self to learn about investing. Fortunately, I stumbled across a book called Rich Dad, Poor Dad,
by Robert Kiyosaki. In a country where we are purposely kept in the dark with regards to financial literacy, this book isn’t just a light switch, it’s a circuit breaker. If you haven’t read it yet, stop reading, jump on Amazon and order a copy.
If that book is so great, then why am I writing this? Because that book provides the basic foundation for how money works. What it doesn’t do is give a list of options for obtaining cash-flow. Rich Dad
turned me into a blood hound in search of those various investment options. This book is a collection of those various opportunities.
While I’ve tried the majority of methods mentioned in this book, I have not done them all. I’ve written the book to give you some ideas and just a brief overview of each option, as well as where to go next for more information. If you pursue any method mentioned in this book, make sure to do more research so you know what you’re doing!
As someone who had to start from scratch, I know that it is often difficult to come up with the start-up capital that is needed for some investments. Fortunately, many of the methods mentioned in this book require zero to very little capital to start. I’ve included a scale to help you determine the minimum capital needed for each opportunity.

This is probably the most well known of all methods for obtaining monthly cash flow, and is also my favorite. Real Estate has made more millionaires than any other asset class because frankly, it’s fairly easy to grasp and even easier to invest in. If it’s so easy, then why did so many people lose so much money during the crash? Simply stated, people leaped into Real Estate investing without taking the time to learn a few basic principles. The main principle that they missed is that you make when you purchase a property; not when you sell it. But I’m getting ahead of myself, so let’s start from the beginning.
A rental property is a piece of Real Estate that you rent out in order to receive a monthly income. The piece of property can be a single family home, a four-plex, an apartment complex, or even an entire shopping mall. Just before the crash, people were purchasing rental properties with the knowledge that the monthly rental income wouldn’t cover the mortgage, let alone the other expenses. They took a gamble that prices of homes would continue to rise, and obviously, they lost that bet.
