How to Crush Your Real Estate Investing Goals

Each of us are on a journey, even though our journeys are different. My goal was to achieve financial freedom through real estate investing, and if you picked up this book, your interest is likely the same. Financial freedom can come in all shapes and sizes depending on your life goals, such as: freedom to do work you love, freedom to quit your nine to five, having enough money to retire when you would like, having enough money to travel, having enough money to give freely, etc. We were all created differently, and therefore will use our talents in different ways to reach our different goals.
I owned no real estate and was debt free when I started with little investment capital. I partnered 50/50 with my best friend who had some money saved and wanted someone with knowledge and hustle to help him build a real estate investment portfolio. My partner and I created an audacious goal—we wanted to buy ten properties worth a total of $2 million at 75% loan-to-value in 12 months using the BRRRR strategy (buy, rehab, rent, refinance, and repeat). We took massive action and acquired 15 properties worth roughly $3 million in only 12 months using a value add investing strategy. Here is the crazy part—we have a lender that will refinance this portfolio at 80% loan-to-value, which allows us to get all our investment capital back. My partner contributed our initial investment capital and we now have $900k in equity in our cash flowing rental properties. At 80% loan-to-value, we have none of our own capital locked in and 20% equity, or $600k equity in a $3 million dollar cash flowing real estate portfolio. How did we do it? It all comes down to mind-set, a refusal to quit, and an intentional way of approaching investing.
This book was written over the past 12 months as my partner and I built our $3 million dollar real estate portfolio. Each entry is written as a reflection on what I observed in both my investing business as well as fellow investors’ businesses. There are formulas and numbers sprinkled throughout, but this book is not meant to be a formulaic textbook. Ninety-five percent of your real estate investing results will come from your mindset, and this book was written for that very purpose: to get your mind right. My goal is to arm you for success and support you on this journey.
You need 3 things to successfully build a real estate portfolio, and you only have to possess one of the three to be bring value. You can partner to fill in the gaps with the two you don’t possess:

But my specific story is irrelevant to you, because your journey will be different than mine, and comparing what you have to others is a losing proposition. Whether you have no real estate or have billions in real estate, this book is for you. This book is meant to help you find peace in the chaos; to feel settled in as the problems come streaming in, because they will. Real estate is a problem-solving game, and a beautiful one at that. The joy is in the journey, and by adopting a peaceful mind-set, you can not only accomplish your financial goals and achieve financial freedom, but you can do it in an incredibly fun and comfortable way.
I hope these words inspire you to keep trying. Don’t quit. Don’t lose heart. Your freedom is right on the other side of these obstacles, and as Ryan Holiday so poignantly wrote, the obstacle is the way. Do it, and do it your way, and find peace in your quest.

Financial Freedom through Real Estate Investing

There are several ways to achieve financial freedom through real estate investing. All have benefits as well as drawbacks, but here are my favorite six ways:
Own buy and hold rental real estate. Keep it rented and let the tenants pay off the property while it appreciates in value and you pocket the surplus cash flow. Use the BRRRR (buy, rehab, rent, refinance, repeat) strategy to build a cash-cow of a portfolio.
Flip real estate properties: buy distressed, fix up, and sell for a profit.
Wholesale: take control of a property through a contract to purchase and find another party who is willing to buy it from you (the middle man) at a premium.
Property management: manage rental real estate for an owner and receive a fee.
Brokerage: Receive a commission for the purchase, sale, or leasing of real estate.
Lending: Lend money to others for their real estate deals.
The beautiful thing about all of the above options is that each one can be done by building a system and taking yourself out of the equation. Financial freedom (to me) means the ability to pay your bills with the passive income your business is producing. There are many meanings to passive, but when I say passive in this context, I mean passive in the aspect that the money can be earned without your specific involvement. This requires you to build a system and work on your business and not in your business (EMyth Revisited).
