    I wrote this for those out there struggling and making unnecessary errors that literally cost them a bundle. It is my hope that I can impart my wisdom and over decades of experience in Real Estate investing. I did my best to include the most important bits – though it’s impossible to compress all my wisdom and experience in 1 book.

    This book is intended for those interested in getting in the Real Estate game, or those still wet behind the ears. Please take your time to learn, get experience and avoid aggressive risk taking. You’re bound to make mistakes, so keep the mistakes low and easy to recover from.

    Investing in real estate is one of the surer ways of making a steady income (rentals) or a big chunk of cash (selling) while growing your business empire. However a few things need to be in place for you to succeed in it. Once you are ready to start acquiring property, you will find that buying property is not the hard part. The challenge is the financial planning and the need for in depth knowledge of real estate investment. That being said, you can still build a real estate empire if you employ the right strategy, lots of patience and proper guidance. Some of the benefits of real estate as an investment include:

    Extra number of deferred taxes

    Cash flow on a regular basis

    Reduction of income tax bills

    Ability to increase income from your rentals VS your overall costs

    With all these impressive benefits outlined, you may lose sight of the fact that real estate is not a get rich quick scheme. The most prolific real estate investors actually make their money off their long term investments. Unfortunately, there are certain things that can blind you to the potential of this business. That is the reason why in the beginning, we have mentioned having the right strategy, lots of patience and proper guidance which are imperative for your success. By keeping these deterrents in mind, you can look out for them and keep your focus and determination on building your real estate empire.

    These include:

    - Less profit than you anticipated of what you invested

    - Fluctuating returns from the investment

    - High transaction costs from the maintenance of the property

    - Negative implications on the taxes

    However, instead of letting these issues deter you from pursuing real estate, use them as yellow flags about the business that you must go past.

    With no shortage of investments to choose from, you are really spoilt for choice. However, in this section, we compare real estate with your other investment considerations to see how lucrative it can be, but also to interrogate its soundness as a business venture.
