Q I live in a listed property and I’d like to create an en suite bathroom upstairs. Will I need listed building consent?

If your property is listed, all works – including the addition of an en suite bathroom – are notifiable, although in most cases you should be okay to go ahead. If the new en suite is likely to impact the exterior of the property and Permitted Development rights are not applicable, planning permission will be required. Remember, in some listed buildings not only is the existing fabric, joists, ceiling and so on protected, but so is the traditional layout style, so taking down any walls, for example, may mean you need listed building consent.
