I promise to keep it simple and straight to the point.If you ever have a question for me, please reach out on Twitter at @OakcitycreSo today as part of the real estate 101 series we are going to talk about site characteristics.This topic actually came to me as a question from a friend, so if you have a question you'd like to have answered, reach out to me on Twitter at @OakcityCRE. Question: When you look at new sites from a developers perspective what would you say are the top two or three things you look at?I would look at 1)zoning/future land use plan 2) wetlands/usable acres and finally 3) topography/rock.Then I would do basic financial analysis, what rents can I achieve and what are my development costs to be able to achieve those rents. This data and some back of the envelope analysis would help me determine if the project is financially viable.  I hope you are finding value in these shorter episodes.
