Description

With the real estate market being as competitive as it is, many buyers find themselves having to waive contingencies to get an offer accepted. One of the most controversial of these is the inspection contingency. Technically, you always have a right to inspect (at least when using the standard "Form 310" contract that Realtors in Greenville use), but if you check the "as is" box, you are stating that you won't ask the seller to make repairs and can't back out based on the condition of the property. That probably sounds way too risky to most buyers, but when you break it down, there are some situations where it's not as risky as others. Regardless, it's not recommended, but at the end of the day, it's a powerful tool that buyers should be aware that they have, in the event that they feel comfortable enough with the risks in order to make a stronger play for a property.
