    INTRODUCTION TO RENTAL PROPERTY INVESTMENT

    Rental property investment is a form of investment that involves buying a property to rent out to third parties, with the aim of obtaining a periodic income from the rents.

    This business offers a host of economic and tax advantages, and can help you achieve a degree of financial independence, or even build up a property portfolio.

    The main economic advantages of rental investment are as follows:

    -  The creation of passive income, i.e. a flow of money that feeds the investor's finances without having to devote too much time or effort to it. Passive income can be used to cover small personal expenses, to set aside savings, to find funds for reinvestment or simply to enjoy life. What's more, passive income offers greater stability and security than active income, as it is not dependent on fluctuating labor market conditions or personal benefits.

    -  Financial independence, i.e. the condition in which passive income is sufficient to cover the expenses required to satisfy basic daily needs. In this context, the investor no longer needs to work to earn money, but can freely choose to spend his or her time and energy as he or she sees fit. Of course, financial independence is the dream of many people, but it requires a discipline of saving and investing accompanied by very careful and judicious planning.

    -  Wealth building, which in this case refers to the value of the property held by the investor, which may increase over time due to market appreciation or renovations. Real estate can also be used as a form of collateral to secure financing, as a source of wealth to pass on to heirs, or as an asset to be resold at market price should the need arise.

    Investing in rental property also offers a number of tax advantages:

    -  The régime réel simplifié refers to an optional tax regime that allows you to pay a flat 21% tax on rental income, replacing the ordinary CEHR. The régime réel simplifié is an advantage for investors with a high total income, who are therefore in particularly high CEHR brackets. In addition, the régime réel simplifié exempts you from paying TFPB and TEOM on the rental property.

    -  Depreciation is the term used to designate the portion of the cost of an asset that can be deducted from taxable income each year. Depreciation helps to reduce the tax base, so that the investor can find relief from the taxes owed to the State. Depreciation is calculated according to the lifespan of the property and its type (which may be residential or commercial).

    -  Deductible expenses are those incurred by the investor for the purchase, operation and maintenance of the rental property. These expenses include agency fees, notary fees, co-ownership fees, renovation costs, legal fees and advertising costs. Investors can deduct all these expenses from their taxable income, and can thus find a powerful ally to help them win their battle against paying excessive taxes.

    Investing in rental property is a highly attractive form of business that can also be profitable, but one that requires good market knowledge and careful selection of properties and tenants, as well as meticulous professional management combined with high-level tax planning.

    WHO CAN PARTICIPATE IN THIS ACTIVITY AND FOR WHOM IT IS INTENDED

    Investment in rental property is a form of activity that can be of interest to a wide range of people, even if they have very different objectives and resources.

    Explained in very simple terms, this form of investment involves buying one or more properties and then renting them out to third parties, thereby generating periodic rental income and a potential gain through appreciation in the property's value over time.

    In theory, anyone who has the capital to purchase a property, or who has the characteristics required to take out a mortgage, can participate in this form of investment.

    However, not everyone has the same opportunities and skills to embark on this type
