Part I

A Housing Development of Over 2,000

Dwellings for the Average Working Family

Our purpose is to build an affordable housing community for the average working-class family. We want to provide adequate housing at a cost for the central working-class family that will fit in the budget of those people who are the backbone of the industry but not the upper class.

Creating this condominium-style community at an affordable price and providing all the social opportunities and conveniences of a country club will produce ideal living to all who choose to avail themselves in a safe and secure community atmosphere.

Let us see what we need after we have decided to make the investment of time and money. An area of no less than 50 acres is needed to complete the entire project. A small area with less land is possible, but the overall project benefits would be diminished or more costly to each resident.

The entire project will be built in 4 sections of 8 condo buildings, each section 4 stories high. There will be 14 apartments on each floor with a total of 56 apartments per building and 448 apartments per section. Each section will also have its own swimming pool and meeting building, along with sitting areas and kiddie parks. The biggest attraction is each section will have its own lake of about 1000 feet x 300 feet in size, housing a separate sanctuary for birds and small wildlife as well as an area for fishing also. (nonedible catch and release). A very important part of each building is adequate parking for each building. A total of 140 parking spaces for each building or 2 spaces per apartment equal 224 spaces plus guest spaces and handicap spaces. There will be an additional 100 spaces at the swimming pool area for those who drive over to the pool and meeting house, providing more than adequate parking, and plenty of benches in green garden-type areas. In real country-club-style living in an apartment complex alongside the 4 apartment complexes, there can be a community property area in which the clubhouse and all its indoor activities and services will be housed, and alongside, a health club with an indoor swimming pool, exercise rooms, private massage rooms, and other facilities can be housed. Here also, we will need and have sufficient parking space for up to 600 cars in the event of a large community-attended program. If needed and possible, we can also build a sports field community area for tennis, basketball, baseball, football, soccer, etc.

The sheer volume of residents will cover the cost of providing all these community services at the reasonable monthly maintenance fee of $275 for all physical sizes and pricing schedules.

There will be 4 basic sections containing 8 buildings per section for a total of 32 buildings. Each building will be 4 stories high, with 14 apartments per floor. For a total of 56 apartments per building, the total amount of apartments in the entire complex is 1,792. The community maintenance fee will be $275 per month.
