Understanding commercial real estate is crucial because commercial and residential real estate can have different laws. Qualifying for a commercial mortgage, for example, may vary from qualifying for a personal mortgage because your ability to get a personal mortgage is often dependent entirely on your income, while your ability to get a commercial mortgage may be based on the income provided or projected by the house. Commercial premises may be subject to different tax laws than personal properties, and those properties may be handled accordingly in the case of bankruptcy.
