INTRODUCTION
To Whom This Book Is Written:
This book is for anyone who wants to hit the ground running when it comes to owning your first real estate property. This book is for the underdog, the one who has been counted out, the one who is striving to be the best they can possibly be, the person who wants to own real estate, but does not know where to start. This book is for the individual who does not come from a ‘silver spoon’ birth, but one who wants a better way of life… the person who is tired of their 9 to 5 and needs another way out! Finally, this book is for you.
I would like to start by saying that I do not individualize myself as a self-proclaimed guru or a "know-it-all." I am not a millionaire yet, nor was I born with 40 acres and a mule. I am just like you, somebody who is a personal growth junkie and a calculated risk taker. More importantly, I strive to improve myself by 1% each day. My only desire is to make an impact and create more real estate entrepreneurs around me. By reading this book, I already consider you a friend, therefore, I do not mind sharing just a little bit of my story. Below is a creative ad that you probably can relate to; one you may have seen before, which exemplifies a snapshot of what my life was like before becoming a real estate entrepreneur:
In 1999, the job search website Monster.com launched an ad called When I grow up. This ad featured kids sharing their dreams but with a twist. The kids went on to say:
When I grow up. I want to file all day long.
I want to claw my way up to middle management and be replaced on a whim.
I want to have a brown nose.
I want to be a yes-man
Then the ad finishes by asking:
What did you want to be?
This ad is just perfect, because it describes what many of us have settled for, a terrible job. There are no better words to describe it. This was me. For years, I worked at a corporate office job where I did not fit in. I was simply depressed, undervalued and underpaid. I’ve endured my time with horrible bosses, racism, politics and a worthless salary. After years of working at a job, that I hated, I concluded that I am going to die like this, if I do not make a change. Settling for a desk job and a fancy window seat is not living the abundant life. There is just so much more to life. This is not how I imagined my success to be. When I was younger, I’ve always said that I wanted to either be a police officer or an entrepreneur. That ad from Monster.com, simply poked fun at what most of us have only settled for today, which is a job. It perfectly described what goes on day to day.
The years of stress and frustration that I felt from corporate America forced me to look for other ways to make a radical change in my life. My journey started with self-education and networking with like-minded individuals in real estate. This will be necessary for your business as well. I love this industry because as a real estate entrepreneur this allows me to serve others first, build my life in pursuit of financial freedom and to generate income for my desired lifestyle. My current portfolio consists of new construction, pre-existing homes and multi-family style homes.
This book will not curb your appetite if you want to get rich overnight. However, it is for those who are willing to do the work. This book is going to tell you exactly what you can do: how to take the stepping stones toward achieving financial freedom. With that being said, I really believe that your journey starts here.
I have made it a duty to consult clients through creativity and proven methods in real estate investing. One of my main objectives is to turn a ‘no’ into a ‘yes’. I want to prove to you that you can actually do what you have set your mind to, without compromise. Most people count themselves out prematurely…this is a tragedy in itself. Excuses are incorrect thoughts that you believe to be true, manifesting themselves in one way or another through your life. Excuses create a victim-type mindset; one that is deceitful and not an accurate depiction to who you are.
There are so many layers to choose from in real estate. It can seem difficult and overwhelming at first. The first hurdle is usually choosing a strategy that works best for you. Trying to understand every single aspect of real estate will make your ambitions unclear and you will suffer from information overload.
Newbie investors usually have ambitions to fix and flip homes, but they might lack the necessary funding, with compounding intimidation by the unknowns that will arise during renovation. Other people may consider wholesaling, but they are simply not interested in spending excessive time cold-calling and driving for dollars. A part of wholesaling is literally going through neighborhoods searching for dilapidated
