Materials is part of it – is teak planked. Maintenance is a must too. A big part of it though, is simply keeping rainwater off. You wouldn’t try to keep a piano in your back garden without a cover, and it’s no different for a boat, but it’s amazing how many you see left in the wild, even those that are not abandoned.
