INSPECTIONS 101
A practical completion inspection (PCI), also known as a blue tape inspection, happens when your renovation is largely complete and there are only minor details, if any, left to sort out. This will usually be a few short weeks before handover.
Your builder will walk you through your home, giving you an opportunity to inspect and point out anything you want them to fix before the home is back in your hands. This is necessary for most works that involve more than a simple paint job.
If you’re new to renovating, this can be daunting – what if you don’t ask the right questions, or miss a minor detail that causes major issues? We get the lowdown from Sean O’Connell, director of Doric Property Inspections, so you won’t be stumped.
POTENTIAL ISSUES TO LOOK OUT FOR DURING THE INSPECTION:
Damage due to lack of protection (especially on door frames, powder-coated aluminium, painted or veneered joinery and baths as well as benchtops)
Walls and ceilings which aren’t level or are bulging
Patchy paintwork potentially due to recent touch-ups
Saggy roofs which could be picked up by the layman
Ill-fitting doors and drawers which just aren’t plumb
